How we count
A flip, by the records.
A single-family house bought, renovated and resold within 24 months: renovation permits filed after the purchase, or a renovation the county’s roll recorded, then an arm’s-length resale for at least 15% more, between $150,000 and $1 million. New construction and teardowns don’t count.
Where we don’t read a city’s building permits yet, only the renovations the roll recorded count, so those cities’ flips are undercounted, and so is Broward’s total.
Everything here comes from public records: the county’s property roll and sales, and building permits. Counts and medians only; no home, address or owner is on this page.
