Every week, Terrazzo scores the single-family homes under $1M in each of its areas on two things: how likely each is to sell, and how likely it is to work as a flip at a price that leaves a profit. Every Tuesday at 7am, each area’s Short List goes to no more than three investors: up to 20 homes, each with a max offer, a rehab budget, a flood check and the owner of record’s mailing address.

The numbers come from county property and sales records, city permit records and flood maps, and every figure on a deal sheet carries its source and date. The max offer is the full cost stack, every cost of buying, holding, financing and selling, not a rule of thumb. How a home makes the list.

Why three seats an area.

A target shown to thirty investors isn’t a target. Capping each area at three seats keeps the list worth acting on. The first seat in each area is a founding seat, its price locked while you stay subscribed.
