The terms.
These terms are a contract between you and Olduvai Labs LLC, which runs Terrazzo. Reserving a seat or paying for one means you accept them.

01Who we are
Terrazzo is a service of Olduvai Labs LLC, a Florida limited liability company (“we”, “us”). “You” means the person or company that holds a seat. Reach us at hello@terrazzo.homes.
02What Terrazzo is
A research service for property investors. Each week we send a Short List of single-family homes under $1M in your area that our models rank as likely to sell and likely to work as a flip. Each home has a page of public-record facts and our estimates.
03What Terrazzo isn’t
We are not a real estate broker or agent, and we don’t represent you or any owner. We don’t list, market, negotiate or sell property, and we take no commission or fee from any sale.
Nothing we send is investment, legal, tax, lending, appraisal or inspection advice. Most homes on the list aren’t for sale, and an owner may never want to sell.
04Who can join
You must be 18 or older. By joining, you confirm you’re using Terrazzo for business, not for personal, family or household purposes.
05Seats and areas
Each area has no more than three seats. A seat covers one area, and you can add areas at the extra-area price.
A seat is one sign-in, tied to one email address. Your own team can use it for your business. It can’t be shared with anyone outside your team.
We may redraw an area’s lines as our data grows. If we do, your seat moves to the new area covering most of your old one, or you can cancel for a prorated refund.
06Founding seats
Each area has one founding seat at $249/mo or $2,490/yr. Its price stays locked for as long as the plan stays active and paid. It ends if you cancel or a payment stays unpaid past the grace period in section 12, and it can’t be transferred.
07Reservations and the waitlist
Before billing opens in an area, you can reserve a seat for free. A reservation holds your place in line; it isn’t a purchase. We’ll ask you to confirm before any charge, and either of us can drop a reservation at any time.
When an area is full, you can join its waitlist for free. When a seat opens, we offer it in the order people joined.

Prices are in US dollars, plus any sales tax. We can change prices for future billing periods with at least 30 days’ notice by email. A founding seat’s price doesn’t change.
An extra area is an add-on to a seat. If your seat ends while an extra area continues, that area renews at the seat price from its next renewal, and we’ll email you when that happens. If you have more than one, the one that renews first becomes your seat, and the rest stay extra areas.
09Billing and automatic renewal
You pay in advance by card through Stripe. Your plan renews automatically at the end of each month or year, at the price then in effect, until you cancel.
For yearly plans, we email a reminder 30 to 60 days before renewal. We never see or store your full card number.
10Cancelling
Cancel any time from your account page, or by emailing hello@terrazzo.homes. Cancelling stops the next renewal, and you keep access until the end of the period you paid for.
We don’t refund partial periods, except under section 11 or where the law requires it.
1130-day guarantee
If you cancel within 30 days of your first payment, we refund that payment in full. The guarantee applies once per member, to the first payment only.
12Missed payments
If a payment fails, we’ll email you and retry it. If it’s still unpaid after 14 days, we may end your plan and offer the seat to the waitlist, and a founding seat’s locked price ends with it.
The list is yours to act on, not to pass along, and how you approach an owner is your responsibility under the law.
13Your license
While your plan is active, you may use the Short List and its pages in your business. The license itself isn’t exclusive, and you can’t pass it on.
14Keep it confidential
The list is only worth having because three seats see it. Don’t forward, publish, sell or share the Short List, its pages or your sign-in with anyone outside your team.
Never sell, license, give away or repackage the Short List, its pages or its data, alone or combined with other data, and don’t use them to build a list, database, product or service for anyone else.
Don’t scrape it, bulk-download it or try to rebuild our scores. Links to home pages are tied to your account. If we find a seat shared outside your team, we may end it without a refund.
15Contacting owners
You alone decide whether and how to approach an owner, and you must follow the law when you do. In particular:
- Phones and texts. We give you mailing addresses only. If you find a phone number elsewhere, the federal Telephone Consumer Protection Act, the Florida Telephone Solicitation Act (F.S. 501.059) and the do-not-call lists apply to you.
- No borrowed authority. Don’t say or imply that Terrazzo, a government office, a court or a lender sent you. Don’t use our name in your outreach.
- Homes in foreclosure. Florida’s foreclosure-rescue law (F.S. 501.1377) may govern buying from an owner in foreclosure. Get legal advice before you make that offer.
- Fair housing. Never pick, skip or treat an owner differently because of race, color, religion, sex, national origin, disability, familial status or any other protected trait.
- Stop when asked. If an owner asks you to stop, stop, and tell us so we can take the home off the list.
16Owners who opt out
Any owner can ask us to take their home off the list at terrazzo.homes/owners, and we will. If we tell you an owner has opted out, stop contacting them.
17Our data can be wrong
Public records can be wrong, late or incomplete, and a name match can point to the wrong person. Scores and estimates come from models, not inspections or appraisals.
A home’s real condition, value, liens and title can differ from what we show. Before you offer, check everything yourself: title, inspection, survey, permits and your own numbers.
18What’s ours
The Short List, its scores, estimates, writing and design belong to us. The public records behind them don’t, and you’re free to look them up yourself.
19No warranties
We provide Terrazzo as is and as available. To the extent the law allows, we disclaim all warranties, including merchantability, fitness for a particular purpose and accuracy. We don’t promise any home will sell, to you or at any price.
20Limits on our liability
We aren’t liable for lost profits, lost deals, or indirect, incidental, special or consequential damages. Our total liability for any claim is capped at what you paid us in the 12 months before it arose. Where the law doesn’t allow a limit, it doesn’t apply.
21Your responsibility to us
You’ll defend us and cover our losses from claims arising out of your contact with owners, your offers and purchases, or your breach of these terms or the law.
22Suspension and ending
We may suspend or end a seat that breaks these terms, without a refund. If we end your plan for any other reason, we refund the unused part of your current period.
23Changes to these terms
We’ll email you at least 30 days before a material change to these terms or your plan. If you don’t agree, cancel before it starts and we’ll refund the unused part of your period.
24Florida law
Florida law governs these terms. Disputes go to the state or federal courts in Broward County, Florida, except claims that qualify for small-claims court.
25The rest
These terms are the whole agreement between us. If a part is unenforceable, the rest still stands, and not enforcing a term isn’t a waiver of it.
