From January 2025 to October 7, 2026, 85 single-family houses in the City of Orlando were bought, renovated and resold. They cost about $125,000 less going in than Broward’s and, on the record so far, turned faster.

Median
The median spread, resale less purchase, was $132,000, before the renovation and every cost of carrying and selling the house. Broward’s, over two years, was $170,000, with a median purchase of $325,000 (Broward’s flips).
Four areas, one did nearly half.
We group the city’s neighborhoods into four areas. West Orlando had 39 of the 85 flips, the cheapest going in and among the quickest out: bought for a median $170,000, resold for $287,000, 5.2 months apart. Conway & Delaney Park had 27, at higher prices on both ends.
| Area | Flips | Bought | Resold | Months | Spread |
|---|---|---|---|---|---|
| West Orlando | 39 | $170k | $287k | 5.2 | +$119k |
| Conway & Delaney Park | 27 | $228k | $380k | 6.8 | +$147k |
| College Park & Rosemont | 11 | $286k | $365k | 6.6 | +$140k |
| Audubon Park & Colonialtown | 5 | $210k | $455k | 5.1 | +$170k |
Mostly under $250,000.
Three in four of Orlando’s flips were bought for less than $250,000: 63 of the 85. In Broward, one in seven was. The few dearer ones carried wider spreads, as in Broward, but there are too few above $350,000 to say much.

Faster, with a caveat.
A median 5.9 months from purchase to resale against Broward’s 7.8 looks like a faster market, and it may be. But a flip only counts here once both its purchase and its resale are on record since January 2025, so the slower ones, bought before then, aren’t in it yet. The number will lengthen as the window does. Our max offers in Orlando assume eight months of holding, as in Broward, until the records say otherwise.
Two other differences change an Orlando offer. The owner’s title policy is the seller’s cost there and the buyer’s in Broward, and on cheaper houses the fixed parts of an offer, like its minimum profit of $30,000, weigh more.
Quarter by quarter.

About these numbers
Flips from county property and sales records and city permit records, resold from January 1, 2025 through October 7, 2026, in the City of Orlando only. Sale prices and dates are as recorded; the spread is resale less purchase, before any cost. No home, address or owner is named here.
