416 Broward flips: what they bought and sold for.

Every single-family house in Broward bought, renovated and resold within 24 months, from October 2024 to October 2026: what it cost, what it brought, and where.

From October 7, 2024 to October 7, 2026, 416 single-family houses in Broward were bought, renovated and resold within 24 months. That’s a flip by our count: a renovation on record after the purchase, then an arm’s-length resale for at least 15% more, between $150,000 and $1 million. New construction and teardowns don’t count.

The median spread, resale less purchase, was $170,000. That’s before the renovation, the loan, the months of taxes and insurance, and the cost of selling, and on a typical Broward house those can take nearly all of it.

Where they happened.

One area did almost a quarter of them. Tamarac, Lauderhill & North Lauderdale had 94 flips, bought for a median $290,000 and resold for $441,000. Pembroke Pines & Miramar came second with 69, at the highest prices of the busy areas, and the quickest.

Medians. Areas with fewer than five flips (Davie, Cooper City & Weston, Hollywood and Deerfield Beach, with 8 between them) are left out of the table but in the totals.

Fort Lauderdale North and South and Wilton Manors & Oakland Park took the longest, nine to ten months, and still showed some of the widest spreads. A longer hold isn’t a worse flip; it’s a costlier one, by about $4,000 a month on a typical Broward house.

Where we can’t read a city’s building permits yet, only renovations the county’s property records picked up count, so those cities are undercounted, and so is Broward’s total. Coral Springs, Coconut Creek and Margate are the biggest gap.

What they paid going in.

The biggest group started between $250,000 and $350,000: 188 of the 416. The striking thing is how little the spread moves with the price. A house bought under $250,000 resold for a median $174,000 more; one bought for $450,000 or more, $198,000 more. Against what was paid, that’s a far bigger margin at the bottom, before a dollar of renovation.

Quarter by quarter, as they resold.

The median spread widened through the two years, from $162,000 on the flips that resold in late 2024 to $174,000 to $177,000 a quarter since late 2025. Resale prices moved less: a median of $485,000 in late 2024 and $500,000 in the spring of 2026.

The latest quarter is still filling in: sales take time to reach the records. The counts climb partly because our permit records reach back further in some cities than in others, so read the medians, not the counts, as the trend.
